It is important to know the actual condition of an existing building before making a financial decision.  Not knowing can lead to unforeseen costs and additional out of pocket expenses. Property Condition Reports provide detailed information on the physical condition of the building and identify any deferred maintenance that needs to be addressed.

Our Property Condition Reports are performed to ASTM E2018-15 standards and include inspection of the following:

• Site Assessment:  Site drainage, pavement, curbing, walks, fencing, landscaping, irrigation systems, exterior lighting, and other exterior amenities.

• Building Envelope:  Exterior finishes, roofing system, stairs and rails, windows and exterior doors.

• Structure System:  Foundations and structural framing of walls, columns, floors, and roofs.

• Mechanical Systems:  Electrical, HVAC, plumbing and elevator systems.

• Regulatory Compliance:  ADA access, life safety, fire suppression systems, and investigation of any outstanding building or fire code violations on the subject property.
